SAFFORD — The Graham County Planning and Zoning Commission twice voted in favor of Morgan Broderick’s plans to develop self-storage units.
The Commission unanimously agreed to rezoning R-SB (Residential) to CN (Commercial) for climate-controlled self-storage units on U.S. Route 191 at the northeast corner of Concho Intersection. recommended the approval of
“The entire Thunderbird Hills lot was created before zoning,” said Graham County Zoning Director Steve McGaughey. “C, C, R stipulates that everything along the highway (including his lot) should be commercial.”
Broderick said he chose self-storage units for the development because the lot was too small to install a septic tank and there was no sewerage available on site.
The commission also unanimously approved Broderick’s request for a conditional use permit to develop a climate-controlled self-storage unit on land adjacent to Fertizona, west of Thatcher. Broderick says the lack of sewerage and the size of the land played a role in the development choice.
The conditional license has been approved, but there is one more step Broderick must take before development can begin. Due to its proximity to Fertizona, Broderick must petition the county’s board of coordination to change the county’s setback rules.
Recommendations to rezoning the land on Route 191 will be forwarded to the Graham County Board of Supervisors for final action.
