Residents of Sun City Oro Valley are the beneficiaries of the new community center thanks to a sale facilitated by NAI Horizon.

First Vice President Michael Gaida represented the seller, Oro Valley Holdings LLC, in the $4.5 million disposal of Copper Health Oro Valley real estate at 1119 E. Rancho Vistoso Boulevard in Oro Valley.

The purchaser was the Sun City Oro Valley Community Association.

The seller had been negotiating contracts with skilled nursing operators across the country for months, but no sale was made, Ghaida said. A group of owners decided to close the business, transfer the patient and sell the property alone.

There was immediate interest in the property from several rehab operators looking for space. Sun City Oro Valley is landlocked in commercial building space, making the property more attractive.

“Community Association General Manager Mark Wade was actively looking for a property that could be used as a civic center for activities. said Guida.

“There was a lot of competition for Mark. Within the first two weeks on the listing, we had three other active buyers’ bids. Mark came in for his community and neighbors.”

The building, which served as a skilled nursing and rehabilitation facility, totals 22,260 square feet.

Quisty’s Gourmet Salads and Sandwiches LLC has pre-leased 1,332 square feet in the Sol Block project on Broadway Boulevard, east of Tucson Boulevard. Quisty’s has the same owner-operator as Jimmy’s Pita & Poke. Quisty’s, his third location in Tucson, will offer gourmet salads and sandwiches when it opens in the fall. Larsen Baker and Isaac Figueroa represented the landlords. Frank Arrotta of Tucson Realty and Trust represented Tennant.

Affordable Pet Care LLC leases 2,400 square feet of space at the Silverbell Flex Center on Silverbell Road north of Grant Road. Isaac Figueroa and Larsen Baker represented the landlord, Sunset Ranch Flex Center LLC. Frank Arrotta of Tucson Realty and Trust represented Tennant.

Rocco’s Little Chicago Pizza pre-leased 3,600 square feet in the Sol Block project on Broadway Boulevard, east of Tucson Boulevard. Rocco’s is his second tenant to sign on the Sol Block and will continue to serve Tucson with Chicago-style pizza from the project’s new home starting in 2024. Isaac Figueroa of Larsen Baker is representing the landlord and Bob Davis of Tango Commercial is the tenant.

DPC of Pima County LLC has leased 1,133 square feet of office space at Suite 106, 2302 E. Speedway Boulevard, Tucson. This space is also known as the University Professional Center. Larsen Baker and Isaac Figueroa represented the landlords. Tennant was represented by Ian Stuart of CBRE.

Crumbl Cookies has leased 1,300 square feet of retail space at the Crossroads Festival Shopping Center. Crumbl Cookies is the nation’s fastest growing gourmet cookie delivery and takeout company, offering weekly changing menus. Crumble offers four specialty cookies each week, as well as classic favorites: warm chocolate chip and chilled sugar cookies. They plan to open for business towards the end of he 2023. Isaac Figueroa represented the landlord his Larsen Baker and John Buette of Boss Capital Development represented the tenants.

Yarrow King leases 1,200 sf in Suite 3160, 2706 N. Silverbell, also known as Silverbell Flex Center. Yarrow King will operate as an African Diaspora Dance Studio offering Pilates and Functional Movement services.

Barbershop has leased 1,000 sf at 150 S. Camino Seco, Suite 103, commonly known as the Camino Seco Business Plaza. Elina Elliott and Isaac Figueroa represented landlord Larsen Baker and handled the transaction.

World Missions Deliverance Church has leased 1,200 sf in the Forty North Swan office complex at 40 N. Swan Road. Isaac Figueroa represented the landlord his Larsen Baker and handled the transaction.

Ambassador Jewelers/Arizona Stamp & Coin has leased a 2,600 square foot suite in the Larsen Baker Corporate Headquarters Building, Suite 200, 6298 E. Grant Road. Ambassador will relocate from Swan Road and Speedway Blvd. They hope to open in the summer. Larsen Baker and Isaac Figueroa represented the landlords. Tenants were represented by Greg Furrier and Rob Tomlinson of Cushman & Wakefield Picor.

Doug Newborn Law Firm PLLC has expanded its lease on Suite 240 by an additional 750 sq ft for a total of 2,841 sq ft of office space for Two Oracle near Oracle and Ina Road. The expanded facility will be used as a law firm providing probate, estate planning, personal injury, vehicle crash, guardianship and guardianship services. Elina Elliott and Isaac Figueroa of Larsen Baker and Rick Volk of The Volk Company represented the landlord and handled the transaction.
