Sedona P&Z Greenlights Alkemista Development off 89A

Sedona News – On June 6, 2023, Sedona P&Z unanimously approved a development review to build a new mixed-use project on two existing commercial sites at 2140 W SR 89A and 40 Goodrow Lane.

The project was designed by architect Dan Thurber on behalf of owners Sergio Goma and Ofelia Goma, in partnership with Camp Verde’s Sinagua Malto.

The current 0.93-acre site consists of two dilapidated buildings slated for demolition. Owner Sergio Goma said materials from the demolished building will be donated to Habitat for Humanity.

Called Alkemista, the new project will include a 5,000-square-foot Meadley and coffee roasting tasting room, 1,300-square-foot warehouse space, and 15 long-term residential units. A “Meadery” is a brewery that produces mead.

Four two-story buildings will be built on the demolished land, most of the living units will be made available to employees.

The P&Z board praised the owners for launching mixed-use projects that provide housing for local workers, and said it hoped to see more such projects in Sedona in the future.

The project will share Goodrow Lane with The Wild Spa and Resort (formerly Sedona Rouge) right next door and offer a built-in customer base.

The Wild’s general manager, Jay Crisk, commented on the project, “The Wild fully supports this project. It’s better than what’s out there.” But he expressed concern that Alchemista’s parking lot could overflow into Wild’s, and that vehicles could use Wild as a “loophole” to avoid traffic jams.
