Last year posed significant challenges for Alabama’s real estate sector. Home sales totaled $14.5 billion, showcasing the ongoing vigor of the housing market. Median home sale prices nudged up to $216,744, which is a modest 0.4% rise from the year prior. Inventory levels also grew, reaching an average of 16,959 active listings—the highest in five years. Yet, the market faced hurdles with foreclosure applications rising to 5,524, a 6.1% increase compared to 2023.
Even with a year full of uncertainties, Alabama’s housing market demonstrated resilience and long-term potential. The state’s overall economy increased by 4.5% in the third quarter, outpacing the national average and adding nearly 40,000 jobs, highlighting the crucial role of real estate in the state’s prosperity.

Each home sold in Alabama generates an economic influence of about $95,700 and bolsters a network of professionals, including builders, inspectors, and local businesses. Karol Kirby observes this effect daily.
“As an Auburn native, I’ve witnessed how homeownership in our area has cultivated a vibrant community and robust school system,” Kirby explains. “Some of our property taxes directly fund our schools, helping us maintain some of the best in the state. This ripple effect has led to a region so appealing that our cities are expanding.”
