A new commercial development is planned on the lot at the corner of Chenoweth Drive and Route 95, but the Mojave County Board of Supervisors must first approve the land rezoning.
Land plots scheduled for development are classified as residential recreation zones. A vote of the Mojave County Board of Supervisors should change its designation to a highway commercial zone. The vote will take place on Monday at the next scheduled board meeting in Kingman.
According to county records, the site includes 3.32 acres of desert at the intersection directly across State Route 95 from Loews Home Improvement in Lake Havasu. The land remains vacant as of this week, surrounded by single-family homes and other vacant lots.
Electricity and water services are already available at the location, but sewer service is not, according to county records.
The rezoning was requested last month by Havasu-based Selberg Associates on behalf of Chenoweth Management Group LLC, also based in Havasu.
Even if the Mojave County Board of Supervisors voted in favor of a land readjustment, a site plan must be completed and approved by county officials before construction or other permits can be permitted. The zoning will not go into effect until September 6th.
