An overview of the evictions filed in June in Maricopa County

In Maricopa County, Arizona, there has been a significant uptick in eviction lawsuits filed this year, particularly in June 2025, which saw over 7,000 cases. The data reveals that 7,029 evictions were filed in June, though this is a slight decrease compared to the 7,247 cases recorded in the same month last year. By this time the previous year, the total number of eviction cases filed had reached 42,254, marking this as the highest level since 2000 up to that point.

A representative from the Maricopa County Court of Justice indicated that 2025 could potentially see a second consecutive year of elevated eviction filings, a trend not observed since 2000. They noted, “The numbers align with our observations throughout the year. They’re relatively high compared to recent years, though not setting any records.”

It’s worth noting that a rise in eviction filings doesn’t necessarily mean that everyone who receives an eviction notice will actually be evicted from their residence. According to the Maricopa County Judicial Court, many cases are resolved out of court through negotiations between renters and landlords. In some scenarios, disputes are escalated to court for resolution.

If a landlord initiates an eviction, the tenant may settle any outstanding debts before a judge delivers a ruling. It’s also possible for tenants to vacate their homes prior to the court appearance. Generally, an increase in population tends to correlate with a rise in eviction filings.
