Nearly 8,000 eviction filings were recorded in August, according to county records.
PHOENIX — Maricopa County officials say August saw the second-highest number of eviction filings.
Records show there were 7,957 eviction filings in August 2024. County officials say that doesn't mean all of those people lost their homes. Nearly a third of the filings are denied after renters receive a summons, according to Maricopa Justice Court Judge Scott Davis.
Four of the most common months for evictions occurred last year.

“With roughly 15 eviction filings for every 100 households, it has one of the highest eviction filings in the country, ranking third last month on the list of cities we track,” Adam Chapnick, research specialist at the Eviction Lab, said of the latest figures.
Eviction Lab tracks evictions in several cities and states across the country, and Chapnick argues that high rents are a big factor in the number of evictions.
“Rent burdens are as high as 30 percent to 80 percent for the lowest income brackets, meaning renters cannot afford to pay their rent,” Chapnick explained.
The Valley Tenants Union echoes this sentiment: “We see them pressuring people for minor things like small rent payments or violations of the lease. Sometimes they'll even give you a 10-day reprieve for a noise complaint for simply talking to someone outside. Again, this is really abusive behavior,” said Will Meister with the Valley Tenants Union.
More than 20 years of data shows that eviction cases typically increase through October and then tend to decline in November.
