County, Glendale pool millions for affordable rental housing | News

The Maricopa County Board of Supervisors recently approved an agreement to provide the city of Glendale with more than $7.1 million in funding to build affordable housing.

Approved on June 28, the project will add 790 new multifamily affordable rental units to the Valley’s housing stock, accommodating 1,465 people annually. The first unit he will be available for tenants from January 2024.

The money comes from the county’s Federal American Rescue Programs Act (ARPA) allocation and will be used for four rental housing projects in the city.

Glendale will contribute more than $2.98 million to the project and will waive more than $1.2 million in development costs towards its realization.

Each residential development will have a mix of 1, 2 and 3 bedroom units for applicants within 60% of Area Median Income (AMI). This means that a household of four must have an annual income of $56,100 or less to be eligible to rent a unit.

Villa Manuel “Lito” Pena

Location: 5619 N. 67th Avenue,

This rental housing development sits on 5.5 acres with 80 units serving 195 people per year. In addition to the one-story community center, four two-story buildings will be constructed.

Maricopa County is contributing $950,000 to the project, but the city plans to contribute more than $1.28 million and waive more than $600,000 in development costs.

Construction is progressing and is expected to be completed in December. The first renter he plans to start moving in January 2024.

Juniper Square

Location: Glendale, northwest corner of 67th Street and Maryland Avenue

This senior rental housing development sits on 8 acres. 221 units serve 376 people per year. In addition to the one-story community center, there are four two-story buildings. On-site amenities include a pool, gazebo, fireplace, fitness center, yoga room, community laundry, salon, craft room, and theater.

Maricopa County will contribute $1 million to the project, and Glendale will provide $500,000 in funding and waive over $150,000 in development costs.

Construction will begin in the fall, with the first renters expected to begin occupancy in September 2025.

67 Flat

Location: Glendale, northwest corner of 67th Street and Maryland Avenue

This rental housing development sits on 20 acres of land. The 384 units will host 588 people annually and will feature on-site amenities such as a pool, small park, gazebo, fireplace, fitness center, Amazon hub, yoga room, community laundry and playground.

Maricopa County has contributed $2.8 million to the project, and Glendale will provide more than $500,000 in funding and waive more than $245,000 in development costs.

Construction will begin later this year, with the first renters expected to begin occupancy in December 2025.

Unity at Glendale

Location: 4751 W. Glendale Avenue, Glendale

The rental housing development sits on 7 acres of land and includes 105 units and is expected to accommodate 306 people per year. There will be three different three-story buildings, as well as pools, playgrounds and community rooms.

Maricopa County has contributed $2.4 million to the project, and the city will waive $700,000 of the purchase price of the property and will waive more than $250,000 in development costs.

Construction will begin later this year, with the first renters expected to begin occupancy in May 2025.
