Evictions filed in March in Maricopa County fall 15% from February

From February to March 2025, evictions submitted were 15% less.

Maricopa County, Arizona – Evasions filed in March were 15% fewer than in February, data shows.

Maricopa County Court of Justice Data shows that evictions filed in Maricopa County in March this year resulted in 1,074 fewer evictions than in February. While that may seem like a significant decline, a spokesman for the Maricopa County Court of Justice said it was a “expected decline.”

“Historically, evictions tend to pick up again throughout the spring and summer months from November to March,” said MCJC Communications and Public Relations Officer Scott Davis.

Evictions raised do not mean that those or people who have been provided with eviction notices will be evicted from their homes; According to the Maricopa County Judicial Court. In some cases, evictions are raised and the dispute is handled out of court between residents and landlords. In other instances, the issue is brought to court and resolved.

If the landlord files an eviction, the tenant may pay “past” amounts before the judge issues the award. Some tenants may leave before the eviction goes to court. An increase in population tends to lead to an increase in submitted evictions.
