How many evictions were filed in 2024 in Maricopa County?

That’s a record no one wants to break. Let’s take a look at the most eviction claims filed since 2005.

MARICOPA COUNTY, Ariz. — This is a record no one wanted to break.

Maricopa County had the most eviction filings in 2024 in nearly 20 years.

During the year, 87,197 evictions were filed, an increase of 3,510 from 2005 and the previous record for the most evictions filed in a single year.

Filing an eviction does not mean that the person receiving the eviction notice will be evicted from the home. According to the Maricopa County Justice Court. In some cases, evictions are filed and disputes between residents and landlords are handled out of court. In other cases, the matter goes to court for resolution.

Even if the landlord files for eviction, the tenant can still pay the “past due” amount before the judge issues a judgment. Some tenants may move out before the eviction goes to court. Population growth also tends to lead to an increase in eviction filings.


Maricopa County’s population is growing, impacting the number of eviction filings per capita.

In 2004, Maricopa County’s population was 3.4 million. According to the U.S. Census Bureau. By the end of 2005, 83,687 eviction applications had been filed.

To find the number of eviction filings per capita in a county, we divided the number of eviction filings by population using census data from the previous year.

This means that in 2005, the second-highest year for eviction filings, there were approximately 2.4 eviction filings for every 100 people.

In 2023, Maricopa County had a population of over 4.5 million people and 87,197 eviction filings. In other words, there were approximately 1.9 eviction applications per 100 people.


He also broke his own record in December 2024, according to data from the Maricopa County Justice Court. Overall, 7,339 eviction filings were filed, making it the busiest December in Maricopa County history. It ranks 20th in eviction cases filed in a month.

The Maricopa County Justice Court explained in a news release that late summer is typically the time when most landlords file lawsuits. The second half of winter is usually less crowded, which is why December 2024 bucks this trend.

But 18% of eviction applications filed in December were also sealed. This means that an eviction application will not appear on a tenant’s background report as a “red flag” when the tenant applies for housing in the future. A tenant may seal a case if:

  • They pay the amount owed before the judge issues a non-payment verdict
  • Judge issues judgment against tenant and landlord
  • The landlord agrees to surrender and seal the case after the judgment is entered.
