Landlords may have to provide refrigerators, stoves to renters

California landlords may need to pay for a fridge, stove

Southern California renters often have some basic items to secure before moving into the unit.

They usually need to provide it along with last month’s rent and security deposit. However, two things that aren’t talked about much about items are the fridge and stove, which are not considered essentials by the nation.

Many landlords do not provide appliances to the tenants that come in and pass the costs directly on the tenants.

In California, the arrangement may be changing as laws are proposed in Sacramento.

My colleague, Karen Garcia, has destroyed the proposed bill and the meaning of its passing.

Why are landowners not currently offering refrigerators?

Simply put, there are no requirements.

California law requires a building with residential units to “preserve certain characteristics to become available for occupancy.” This means that the landlord is on the hook for proper heating and hot water systems.

Legally, refrigerators and stoves are classified as amenities and are considered not required.

The language has made California an outlier. A 2022 analysis shows that the number of residents who signed new leases without a refrigerator or stove is much higher in California than in other states.

What does additional cost mean?

The average monthly rent in Los Angeles is $2,347, which is higher than the national average of $1,995. Zillow.

The first and last month’s rent and security deposits can be forced to be prepared for thousands of dollars just to move to a new tenant. Places like Ladera Heights Larchmont Village.

If you don’t have a fridge, plan to split another $600 to $2,300 for the new one. Product Analyst Or rather, it appears in the used refrigerator market.

Assembly Bill 628 will take responsibility for landlord purchase and repair of landlords

Assembly member Tina McKinner (D-Hawthorne) has District 61 covering the community from Inglewood to Marina del Rey. AB 628 To make a fridge and stove, you need hand tools, not amenities. If handed over, the landlord must provide them from January 1, 2026.

“We know people really struggle with the high costs of food, gas and household goods. On top of that, many people spend more than half of their income on rent,” she said.

Ultimately, McKinnor hopes the lessee has one less payment to consider when entering a new lease.

She said the landlord is currently in charge of modifying or replacing the refrigerator and stove, as well as the heaters.

Will the new requirements raise rental prices?

In Los Angeles, this is the subject Rent Stabilization Ordinancelandlords can only increase rent once every 12 months at a limited rate.

However, there are exceptions to RSO. These include single-family homes, affordable homes, luxury housing units exempt from the Los Angeles residential sector, rentals built after October 1, 1978, and commercial building units converted into residential areas after October 1, 1978.

What is that future?

The bill is currently being read and amended. It must pass both Congress and the Senate before it may be signed by the governor in the fall.
