Maricopa County sees fewer evictions filed in November

The number of evictions filed in November was 6,519, a significant decrease from the previous month, but officials said the decline was typical.

Maricopa County, Ariz. — There were 6,519 evictions filed in November 2024, more than 1,000 fewer than in October, according to the Maricopa County Justice Court.

The sharp drop in November and December is normal, according to a news release from the Court of Justice. In 2023, the number of evictions filed from October to November also decreased by more than 1,000.


With one month left in this year, 2024 is expected to see the highest number of eviction filings in nearly 20 years. It currently holds the top spot with 83,687 eviction filings in 2005. So far in 2024, 79,858 eviction applications have been filed.

While the housing crisis may be driven in part by Maricopa County’s population boom, the numbers show it’s not just more people coming to town that is driving up eviction filings.


In 2004, Maricopa County’s population was 3.4 million. According to the U.S. Census Bureau. By November 2005, 76,559 eviction applications had been filed.

To find the number of eviction filings per capita in a county, we used census data from the previous year and divided the population by the number of eviction filings.

This means that in 2005, there were about 44 eviction filings per person in 2024, which would be the second-highest year for eviction filings if the current pace continues.

In 2024, there were approximately 57 eviction filings per capita.

Filing an eviction does not mean that the person receiving the eviction notice will be evicted from the home. According to the Maricopa County Justice Court. In some cases, evictions are filed and disputes between residents and landlords are handled out of court. In some cases, the matter may go to court to resolve the issue.

Even if the landlord files for eviction, the tenant can still pay the “past due” amount before the judge issues a judgment. Some tenants may move out before the eviction goes to court. Population growth also tends to lead to an increase in eviction filings.
