The Yavapai County Assessment Officer is reminding senior homeowners that the deadline for applying for the senior property valuation protection option, commonly known as “senior freezes,” is September 2. This program is designed to help eligible seniors by freezing the limited asset values (LPVs) of their primary residences for a period of three years. This can provide some needed stability against rising property valuations.
It’s important to clarify that the “Senior Freeze” program doesn’t actually freeze the property tax bills themselves. Instead, it locks in the limited asset value, which plays a crucial role in calculating annual property taxes. For many seniors, this could mean substantial savings. Judd Simmons, the Yavapai County assessor, emphasized, “We strongly encourage all eligible senior residents to take advantage of this valuable program. Senior Freezes can offer significant peace of mind by safeguarding against increases in property valuation.”
To qualify for the Advanced Freezing, applicants need to meet specific requirements, including:
- At least one property owner must be 65 years or older at the time of application.
- The property should be the main residence, occupied for at least nine months each year.
- Applicants must have resided in their primary home for a minimum of two years before applying.
- The total income from all sources (both taxable and non-taxable) for all owners must not exceed the established income limit averaged over the three years before applying. For applications filed in 2025, the income limit is $46,416 for one owner and $58,020 for two or more owners.

- September 2, 2025: This is the deadline for submitting a completed advanced freeze application to the Yavapai County Assessor’s office for the 2026 tax year.
