Yavapai County Reports Property Tax Rate Decrease

In the 2026 budget, Yabapai County property tax rate has decreased from 1.9463 to 1.9388. So why did the notification of the truth about taxation show a 3.41% increase? The property value has increased.

Although the county’s total property taxes have declined from the previous year, many property owners will see a slightly higher tax bill.

The decline in the total tax rate from 1.9463 to 1.9388 is offset by an increase in the value of assets across the county.

If the Yabapai County Board of Supervisors adopts the budget for the fiscal year 2025-2026, it includes a total tax rate of 1.9388 per $100 valuation assessed. This is a decrease from the 2024-2025 rate of 1.9463. However, we expect the total amount of property tax collected will increase due to an increase in the net valuation of property within the county.

Proceeds generated from property taxes fund critical county services, including law enforcement, public health, infrastructure maintenance and library districts. The county’s “Truth in Taxation” notice highlighted the proposed increase in major property taxes to support these critical services.

Major Asset Tax

Primary property taxes are calculated at the limited value of the property. Primary property taxes are property taxes that are imposed on the maintenance and operation of counties, cities, towns, school districts, and community college districts. Yabapai County has budgeted a fixed property tax rate in 2026 (1.6443) compared to the tax rate adopted in 2025.

Secondary asset tax

Secondary property tax is an advertising courage tax imposed to pay: (a) a redemption fee for guaranteed liabilities or other long-term obligations that the tax district has legally incurred; (b) additional amounts required in accordance with the election in accordance with budgets, expenditures, or expenditures or tax restrictions of a particular tax district; (C)

Yabapai County has two secondary property tax jurisdictions: Yabapai County Flood Control District and Yabapai County Free Library District. Flood Control District fees are budgeted to decrease from .1674 to .1599 in 2026, while Free Library Districts are budgeted at a flat rate (.1346) compared to the rates adopted in FY2025.

Special district tax

Special District Tax includes non-Valorem taxes that apply to real estate, such as per-acre valuation by irrigation districts serving your area. These taxes apply only to real estate that receives direct benefits from special districts. These special district taxes are not used by Yabapai County Services.

Additional property taxes

The Property Tax Bill has additional taxable jurisdictions, and its collection is not distributed to Yabapai County. These include schools, cities, towns, school districts, community college districts and special districts. Most of the property taxes collected are directed to other taxable jurisdictions and are not Yabapai County Services.

How is property tax determined?

Property tax is based on tax rates, asset value, and property usage type (property class).

For example, in 2026, the limited median home for Yabapai County is $261,508.
